What is a buyer's agent?

Buyer’s agents are professionals that specialise in searching, evaluating and negotiating the purchase of property on behalf of the buyer. They do not sell real estate. The key difference between a buyers’ agent and a traditional selling agent is who they represent. A buyers’ agent works exclusively for the buyer, whereas the licensed real estate (selling) agent works for the vendor (seller). Under Croatian law a real estate agent can act for (and accept a commission) from both parties in the transaction.  Naturally, there lies a problem of conflict of interest

We, as buyers’ agents, offer at least two levels of service:

  • The full search service, whereby we provide you with a buyer's agent that actively searches the market and shortlists properties meeting your specific criteria and then evaluates and negotiates the recommended property.
  • The negotiation or auction bidding only service – this is where you find the property and engage one of our buyers agent to evaluate and negotiate a private treaty or bid at auction.

Using a buyers’ agent to purchase real estate is becoming more widespread throughout the world as investors and home buyers understand the benefits they provide. A professional buyers’ agent can provide you with all the knowledge you need to make an informed decision about the value of a property without all of the sales “hype” often generated by real estate sales agents and glossy brochures.

Many think that using the services of a buyers’ agent is too expensive. This is not the case.  Working for you we can save you money, time and stress, whatever your budget. In most cases we can save you the fee you will pay us from the total cost of the real estate transaction and provide a whole lot more benefits. In the US, over 50% of the population use a buyers’ agent to assist in the purchasing process.

Buyers agents can give you the upper hand by their understanding of the negotiation process, auction processes, negotiation and bidding tactics and by not being emotionally involved in the negotiation process or auction.  For investors, the buyers’ agents fees are tax deductible. Buyer’s agents generally charge an engagement fee before they begin a search for the client, we charge one after the real estate transaction has been negotiated and a pre sales or sales agreement signed.   The fees are either a flat fee or a percentage of the property purchase price.

An important question to ask a real estate agent is whether they are truly “exclusive” or “independent”. If they accept sales commission from vendors or developers then they cannot be classified as “independent” as they are acting in the interests of the seller.

A buyers' agent in Croatia also protects the buyer from problems because they ensure that all information is disclosed about a property and that the information is correct and will evident the information provided by the real estate agent and the seller.  This process keeps every involved in the transaction honest.  There is no likelihood of fraud, including document and identity fraud, illegal activity, non-disclosures of important information pertaining to the property, title, location, building, and use permits.



January 1, 2015 - Increase in Sales Tax on Purchase of Land from 5% to 25%

As of January 1, 2015 the sales tax on buying land will rise from 5% to 25%, therefore if you want to buy land in Croatia you had better purchase it before the end of 2014, or you will end up paying 20% more for your land. 

This sales tax is payable by the buyer and not the seller when you buy a property.  It is highly unlikely that sellers will reduce the asking price of their land to make up the difference to you, therefore you will not see a drop in asking prices for land. 

What is also likely to happen is that prices for newly built apartments and homes will rise as to-date the builder's have had to pay only 5% sales tax when purchasing  building land and they too will have to pay 25% on purchase of building land and no doubt they will be passing on the cost to the buyers. 

You may also need to know when the builder purchased the land as in the implementation of the law it has not been announced yet whether you will be charged 25% sales tax on the value of the land of newly built homes and apartments depending on whether the land was purchased before 1 January 2014 or not.  Naturally ask the real estate agent or builder for proof of when land was purchased and ask about the implementation of the law so that you are aware of what your final outlay for sales tax on the value of the land will be when you buy a new home or new apartment. 

It is not yet known whether when purchasing agricultural land the sales tax will also increase to 25% but the prediction is that the new sales tax will apply to all land to bring the sales tax more in alignment with EU tax rates and standards. 

Also, the price of first row land to the sea continues to increase in price, so buy while you still can!  The planning laws in Croatia changed several years ago and as cities and towns and you will not be able to build within the 70m zone along the seashore, so as to preserve our coastline from being built up right along the shore line.  It is difficult to find first row to sea building land today, especially on the mainland, but also on the islands, therefore purchase what you can now, especially land that does not have a road separating the land from the sea.  Naturally, then comes first row to sea land with a road between the building land and the sea.  The same rule applies for homes and apartments.  Any property first row to the sea is prime property ... also any property with a panoramic view that is unlikely to have a building block its view.

Do we operate only in Northern Dalmatia?

95% of our business is in Northern Dalmatia at the moment since this is where we set up our first office, however we will be expanding to other regions as soon as we find local providers who have the same interest as we have to offer efficient and quality services to our clients. 


We do however offer some properties in other regions of Croatia and some special offers that are particularly interesting to our customers.

How do I get to Croatia and Northern Dalmatia and its islands?

The best way to get to Northern Dalmatia is by flying directly to Zadar when this option is available.  Otherwise the next best option is to fly to Split and rent a car from Split to Zadar.  There is also the option of flying to Ancona and taking a ferry if travelling by car or taking the hydrofoil from Ancona to Zadar. Once in Zadar and you wish to visit any of the multiple islands in the Northern Dalmatia region there are daily scheduled ferry or catamaran to the various islands.


Jadrolinija is an extremely efficient ferry company that connects the mainland of Croatia to its islands and to Italy.  


Croatia is a wonderful country but there are still not many reasonably-priced air routes to Croatia.   Flights to Ljubljana are cheaper than flights to Zagreb, so one option is to fly from London to Ljubljana and then hire a car and drive to your destination in Croatia.  This is not so bad an option as you can stop and see the beautiful countryside and major tourist towns of Croatia along the way.

However, cheaper flights to Croatia are bound to increase given its growing popularity as a destination.   


The advice is to research all the travel options by searching for discounted flights to major European capitals on the internet and then using Croatia Airlines or Ryanair for flights to Zagreb or Split.  From Zagreb to Zadar there is a daily flight in the evening.  As the demand increases market forces will no doubt prevail with new carriers coming on the scene.




Croatia Airlines the national carrier, will run occasional offers from their website and during the summer runs direct flights from most European capitals. 


British Airways, which commenced flights from London Gatwick (LGW) now makes several flights per week. They use varied jet aircraft and will discontinue this service for winter on 1st November 2005.

Getting to Croatia from Italy by Ferry:

Ancona Onwards 

Go to Split, Hvar, Brbinj and Zadar
Go to Split (Ryanair flight to Ancona lands so late (21:35) that you can't make the overnight ferries to Croatia, which tend to leave at 22:00 or early in the mornings).
Goes to Zadar. The taxi from the airport to Ancona/dock costs £30.00 and takes 20 minutes so try and share or, better yet, catch the bus (35 minutes). No left luggage at Ancona airport but good free facility at the dock.

Pescara Onwards 

... to Split or Zadar. 

Ryanair flights to Pescara have varied schedules which in most cases mean an overnight stay in Italy.
You can take a train up to Ancona (c. 1 hour) and an overnight ferry to Split or Zadar.
